COMPARATIVE MARKET ANALYSIS

My first step is to present a detailed comparative market analysis.  We will look at the Ottawa market and trends in the local economy.  From here, we will focus on your neighburhood and we will look at all recent sales and all current and expired or cancelled listings.  With this information we will be able to determine a marketable price for your home.

STAGING YOUR HOME

Having your house properly staged and ready to sell is crucial.  Research has shown that staged homes can sell for up to 9% more than non-staged homes.  Staging helps buyers become emotionally invested in your house, basically they get the "right" feeling about the house.  Depending on the condition of your home this process can take a few days or a few weeks.  My stager and I will work closely with you throughout this process.  We will work with what you have and maybe bring in items that will accentuate the features of your home.

PROFESSIONAL PHOTOGRAPHS

I will ensure that we have great pictures for the MLS®.  I have a professional photographer for this step.  Most buyers are very particular about the houses that they choose to see.  If we do not have great pictures, we will lose out on showings.  This gives us an advantage over the competition because some listings have poor pictures or no pictures.  You will also get a virtual tour or your home done by the photography company that I use.

WEB-BASED MARKETING

Many buyers come from the internet as a result of on-line searches.  With my multiple top-rated websites, Google-targeted advertising, your listing wil be front and centre to the tech-savvy buyer.  Each of my web-sites  are intended to reach the maximum number of people.

FEEDBACK ON SHOWINGS

All showings are co-ordinated through my office.  The listing of your home will be set up in a Home Feedback system.  Each showing agent is asked to provide feedback after they have shown a client through your home. This system will allow us to track all showings and you will be able to sign onto it and see the feedback.  This will help us to stay on the market.

PROFESSIONAL BROCHURES

Buyers will have professionally printed feature sheets to take home with them.  These borchures will highlight all the home's features, display pictures, nieghbourhood amenities, schools and everything else that will be helpful to a potential buyer.
