You have decided to purchase a home, or are thinking about buying one. It will probably be the largest financial purchase and investment that you will make. It is important that you have a professional guide you through the process. A good Realtor® will save you time and money, will help eliminate risk and prepare and negotiate a great deal for you.

STEPS IN THE HOME-BUYING PROCESS
THE INITIAL CONSULTATION
Before we start the search, it is important that I have a clear picture of your needs and wants, your preferred areas and neighbourhoods. Your budget and the amenities that are high on your priority list. We will discuss all costs, the offer process, multiple bid process, representation and anything else that you need to know about the buying process. This is very important and will take the worry out of buying a house.
AUTOMATIC NEW LISTING SYSTEM
I will set you up on this system. It emails notification and details of any new listings that matche your criteria as they get listed and 24hrs or longer before they appear on the public site. I will set you up on your own personal webpage so that you can keep track of your property matches in one place. My past clients have found this to be very useful.
When you let me know of a house(s) that you wish to know more about - and see - I will make the arrangements for appointments. I will come prepared with "comparable" (other sales in the area) to help with the process of assessing the value of the listing. We can arrange several viewings in one outing to save you time.
I have a great team of preferred professionals who are the top in their field: home inspectors, mortgage brokers, insurance agents, lawyers, electricians, and many others who are happy to offer their services and/or advice to my clients.
PREPARING AN OFFER
Together we will develop an offer strategy based on previous sales, market conditions and your individual needs. We will have conditions and provisions in the offer to protect you. I will also guide you through your legal obligations and ensure all timelines are being met.
I will present the offer to the seller or the seller's agent. I will negotiate the best price and terms possible for you. It is imperative that you have a professional negotiating for you and looking out for your best interests, especially in a multiple bid situation.
When the offer is accepted, we carry out our "due diligence" on the house. If everything is in order, I will then prepare the "Conditions Fulfilled" form for you to sign and release the conditions in the offer.
I will work closely with the lawyer's office to make sure that they have everything that they need to ensure a successful closing. We will have a last visit to the property to make sure that it is in the same condition as it was when the agreement was signed. I will send you a checklist on everything that needs to be done before closing.
AFTER SALES SERVICE
This is probably where I stand out from the others. This is a very important step. I will continue to be a resourse for you long after your purchase. My clients often rely on me for reports, what is going on in Ottawa and their neighbourhood, and recommendations for service providers. i.e. painters, plumbers, roofers etc. I enjoy staying in touch.
